There are so many amazing aspects of Andalusia that make it a fascinating place to visit time and time again. For example, the region is even larger than many countries such as Austria, Switzerland, Belgium and Denmark. This enables it to offer a wide range of different landscapes and environments from Alpine mountainscapes to the tropical shores of the Mediterranean. Andalusia’s coast alone extends to almost 900 kilometres and features a host of interesting towns and cites as well as glorious beaches. Lucas Fox’s Marbella director, Stephen Lahiri, says,

“Currently most of our clients are from Scandinavia, Belgium and other Northern European countries looking for holiday homes in Marbella. They tend to prefer new-build modern design apartments, as close to the beach and facilities as possible and ideally with some kind of sea or at least open views. “They are open to different areas along the Costa del Sol and increasingly are opting for the likes of Benahavis, Estepona or Mijas Costa. Most buyers are younger business or professional people with families. Certainly they are younger and more international that the traditional British retirees of yesteryear who you used to make up the majority of the buyers.”

Mr Lahiri reports that Lucas Fox is finding that its clients are becoming increasingly discerning in their property search.

“In the last few years,”

he says,

“we’ve seen confidence returning to the Marbella market and price growth has moved into positive territory with increasing demand for modern villas in prime locations offering spectacular views. “What we are seeing is effectively a two-speed recovery in the property market. As prices continue to consolidate in inland areas of Spain, sought-after locations such as the Costa del Sol, Barcelona, Madrid and the Balearics are seeing price rises. Brexit has obviously had an impact on British buying habits on the Costa Del Sol especially at the lower end of the market, but we continue to see increasing numbers of Scandinavian and Benelux buyers. At the same time there has also been a significant increase in the numbers of projects and new properties being built over the last three years.”

Figures from the Spanish property portal Idealista suggest that the country’s property prices went up by nearly six per cent year-on-year to June 2016. In recent months it reports that property prices on some re-sale properties and in a few of the established areas have taken a slight downward adjustment, leaving sellers now more open to negotiation. However, there are a lot of new, off-plan projects available which appear to be selling very well. Over the next two years, Idealista expects an increasing number of new projects coming on to the market with the fringe areas outside Marbella starting to attract more buyers. This will provide increasing competition for Marbella and so prices are expected to stabilise, while prime areas such as the Golden Mile, Sierra Blanca and La Zagaleta will continue to command a premium.
