Berlin is simultaneously capital of the largest economy on the European continent and a city still on the verge – a fact demonstrated, for example, by the existence of still virtually undiscovered neighbourhoods in central areas.

Take the Spreestadt in Charlottenburg, home to Englische Strasse. Located right next to Tiergarten park and directly on the banks of the River Spree, the street takes its name from the Neo-Gothic style known in Germany as ‘English’. Until the end of the 19th century, Englische Straße was home to several magnificent Neo-Gothic mansions which, in typical German style, were later torn down to make room for industrial buildings. The most prominent resident, then as now, was the Königliche Preußische Porzellanmanufaktur (KPM, or Royal Porcelain Factory). At 250 years, Berlin’s oldest industrial enterprise is known internationally for perfection and artistic excellence in the manufacture of porcelain. The No. 1 Charlottenburg project carries on this tradition of excellence. By 2019, 272 flats will stand between Englische Straße and Wegelystraße.

“The Spreestadt is Berlin’s best undiscovered residential area,”

says Ann Cannon of her undertaking, pointing especially to the close proximity to Kurfürstendamm and Potsdamer Platz. She’s amazed that there’s not yet been any housing development at this location.

“We’ll create a new neighbourhood here, exclusive but publicly accessible, with plenty of green space between the varied building structures.”

Berlin-based architect Caroline Stahl will be responsible for implementing the No. 1 Charlottenburg project. The site plans expressly incorporate the Spree via an outdoor staircase to the riverside walkway. A water feature along the central promenade evokes the small Schafgraben creek that once ran here connecting the KPM to the Spree. A generous courtyard opens to the west of the promenade, and the staircase is flanked by two high-rises. At nine storeys each, the towers offer Spree views unique to this location; on the other side of the river, a playground surrounded by large trees keeps development from approaching any closer to the river.

High Quality Living
The project consists mainly of one-bedroom apartments, though some units with two and three bedrooms have also been planned. The kitchens open to the windows and can usually be designed according to desire, open or closed. High-quality amenities, ceilings up to three metres high, and large windows assure light-flooded spaces. The elegant bathrooms are equipped with showers and tubs; the apartments open on to the river and parkland through private front gardens, terraces, loggias, and balconies. The exclusive penthouses additionally offer large terraces and a unique view over the city. Quality materials, a subtly differentiated colour scheme, and beautiful details complement the clear geometry of the pleasantly proportioned buildings. The result is a place of peace, wellbeing, and aesthetic enjoyment on the Englische Straße in the heart of Berlin.

The Spreestadt Leaps Into The Feature
No. 1 Charlottenburg will thus prove itself a first mover, prompting further development in the Spreestadt and helping it become one of the top and most sought after residential neighbourhoods in Berlin. Indeed much that will later arouse desire already exists at the site.

“Those who act cautiously at such sites will quickly lose out,”

says Ziegert CEO Nikolaus Ziegert.

“In our experience, the most beautiful floorplans and views always go quickly, often to foreign buyers.”

The latter, after all, recognise the potential of a new neighbourhood more clearly than long-time Berlin residents. The apartments on Englische Straße will start at around €7,000 per square metre on average.
